
In 1729 King Philip V granted Estepona a carta de villazgo, the charter that ended its long subordination to Marbella, and the document is still kept in the municipal archive. The town has behaved like an independent place ever since. It has its own fishing fleet, its own public hospital, its own patron saints, and 79,621 people on the municipal register at 1 January 2025, according to INE.
The municipality covers 137.5 km². It runs from 23 km of Mediterranean shoreline, up through a farmed valley of citrus and avocado groves, to Sierra Bermeja, a reddish ridge that tops out at around 1,450 metres. Málaga lies 82 km to the east and Algeciras 48 km to the west, so Estepona sits where the Costa del Sol begins to face the Strait of Gibraltar.
Life in Estepona
The council has renovated close to a hundred streets and squares in the centre, more than 14 km of them, and filled the white walls with flowerpots. The regional tourism board now calls Estepona “the garden of the Costa del Sol”. Large murals cover entire building fronts in several neighbourhoods, and the town’s tourist office publishes a route that links them with open-air sculptures and poems displayed in several languages.
Older landmarks sit among the flowers. The Torre del Reloj, a 15th-century tower that began as the minaret of a mosque, stands near the remains of the Castillo de San Luis, built in the 16th century under the Catholic Monarchs. On Plaza de las Flores, the Casa de las Tejerinas holds the provincial council’s museum of contemporary art. The Orchidarium, opened in 2015, grows around 1,300 species of orchid under glass domes.
Local festivals set the rhythm of the year. San Isidro, the patron saint, is carried through the streets on 15 May. The Feria y Fiestas Mayores fill six days from the first Tuesday of July, and on 16 July dozens of decorated boats escort the Virgen del Carmen, patron of the fishermen, out to sea. Every September since 2000, the town has hosted a week of fantasy and horror cinema.
INE’s household income atlas for 2023 shows who lives here. The average resident is 41.6 years old, 16.7% are aged 65 or over, and 27.9% hold a nationality other than Spanish. Households average 2.6 people, with a net income of €34,480 per household, or €12,741 per person.
The old town, the port and the valley
The historic core grew up around the castle and the clock tower, and most of the museums are still there. They include an archaeological museum in the Casa del Aljibe, a palaeontology museum with dinosaur replicas, and a bullfighting museum dedicated to Antonio Ordóñez. The bullfighting museum connects to the bullring, which is unusual for its elliptical shape.
On the seafront, the Puerto Deportivo has 447 berths, and a market is held beside it on Sunday mornings. The fishing port was built during the Second Republic as a public works scheme against unemployment, and the local fleet still fishes for sardine, anchovy and clam. The Punta Doncella lighthouse is still in service, guiding vessels towards the Strait.
Behind the town, the land rises through farms. Local growers produce lemons and other citrus, tropical fruit and avocados, much of it through a cooperative with around 600 members. In the Parque de los Pedregales, the Corominas necropolis shows five megalithic tombs about 5,000 years old, displayed in an interpretation centre built beneath an earth mound.
East of the town, the coast towards San Pedro Alcántara is often called the New Golden Mile, and we cover it in a separate guide. The municipality has seven golf courses. The Selwo Aventura wildlife park and the Escuela de Arte Ecuestre Costa del Sol, a well-known riding school, are also within its boundaries.
The coast and the sierra
The Costa del Sol tourism board counts 17 beaches along Estepona’s 23 km of coast, including La Rada and El Cristo. Diving, kayaking and paddle-boarding are all available locally, and one stage of the Senda Litoral coastal path runs west from Estepona to Manilva.
Sierra Bermeja is the other half of the landscape. Its red-brown rock, peridotite, forms one of the largest exposures of the Earth’s mantle anywhere in the world. The Paraje Natural Los Reales de Sierra Bermeja protects stands of pinsapo, a rare Spanish fir, and the Paseo de los Pinsapos and the Parque de San Isidro offer gentler walks. Bonelli’s eagles, peregrine falcons and ibex live in the sierra, and from its heights the coast of Africa is visible at sunset.
Two stages of the Gran Senda de Málaga long-distance trail begin or end in Estepona: one arrives from Casares and the other continues towards Marbella.
Getting around
The A-7 coast road crosses the municipality free of charge, and the AP-7 toll motorway runs alongside it. West of the town, the Estepona–Guadiaro toll section is operated by Autopista del Sol. Using the AP-7, Málaga is about an hour’s drive when traffic is light.
Estepona’s bus station is on Avenida del Litoral, next to the conference and exhibition centre. Avanza runs services to Málaga–Costa del Sol Airport via Marbella, including line L-605 and the express L-613. It also runs a Marbella–Estepona line (L-70) and routes west to Algeciras (L-326) and La Línea (M-240), with longer-distance coaches to Granada, Córdoba and Cádiz.
Public transport in Estepona means buses rather than trains. Gibraltar International Airport is much closer than Málaga’s: The NLS data places it just under 40 km from Estepona.
Schools and healthcare
The NLS knowledge base counts 14 schools and three nursery schools in Estepona. The International School Estepona, founded in 2004, teaches children from 2 to 12 years old. It uses Montessori methods in the early years and then the English National Curriculum. The school is on the eastern side of the municipality, off the coast road towards San Pedro Alcántara.
Estepona has its own public hospital, the Hospital de Alta Resolución de Estepona, run by the Andalusian Health Service (SAS). It works on a single-visit model, grouping consultations and tests into one appointment where possible, and it has an emergency department and three operating theatres. The larger Hospital Universitario Costa del Sol is in Marbella, and the private Hospiten group has a hospital in Estepona.
For everyday needs, the NLS knowledge base lists 24 pharmacies, 27 supermarkets and two shopping malls. The Estepona Park shopping centre is among the town’s retail options.
The property market
These are the latest official and market figures available for the municipality of Estepona:
- Consejo General del Notariado, homes sold in the latest 12 months published (retrieved August 2026), for the municipality of Estepona: 3,168 sales at €3,437/m², with an average price of €434,200 for an average of 126 m².
- Ministerio de Vivienda y Agenda Urbana, home transactions based on notarial data: 3,173 homes changed hands in Estepona between the second quarter of 2025 and the first quarter of 2026, and 811 of them (about 26%) were new builds.
- Registradores de España, Estadística Registral Inmobiliaria, second quarter of 2026: 8,873 registered home sales across the whole of Málaga province, at €3,254/m² and an average price of €338,816.
- Registradores de España, fourth quarter of 2025: buyers of foreign nationality made 12.5% of home purchases in Andalucía, compared with 13.5% in Spain as a whole.
- The NLS, sold prices: a median of €3,630/m² from 15 sales recorded so far in the third quarter of 2026. This is a small sample, and the figure can swing noticeably from one quarter to the next.
- The NLS, asking prices: €4,793/m² across 356 NLS listings in the third quarter of 2026. These are asking prices on NLS listings at that date, not prices achieved.
The notarial figures record deeds signed in front of a notary, the registry figures record sales once they are entered in the property register, and asking prices show what sellers are hoping for. Each source also covers a different period and a different area, so the numbers are not expected to match.
Two things stand out. New builds were roughly one in four of the homes sold, a much larger share than in inland Benahavís. The supply of homes for sale also leans towards flats: in mid-July 2026 The NLS counted 921 active listings in Estepona, including 378 apartments, 174 villas and 127 penthouses.
Who Estepona suits
Estepona suits buyers who want a working Spanish town rather than a resort. Almost three in four residents are Spanish nationals, and the town has its own hospital, a bus station and a marina. Families can choose between state and international schooling. The high share of new builds means modern apartments are available alongside older flats in the centre.
It also suits people who want both sea and mountains, since the beaches and the pinsapo forests of Sierra Bermeja lie within one municipality. It is less suited to anyone looking for complete quiet in early July, when the feria takes over the centre. Buyers who fly often should also allow for the hour’s drive to Málaga airport.
