Fuengirola fits 85,211 registered residents (INE, 1 January 2025) into about 10.4 square kilometres, which makes it one of the most densely populated municipalities in Andalucía. Almost all of that land is built up, and around eight kilometres of sandy beach run along the seafront.

This compact size shapes daily life. Beaches, shops, schools and four commuter train stations are close together, and many residents manage without a car. For buyers, Fuengirola offers town living by the sea, with year-round services, rather than a resort setting.

A town with deep roots

The Phoenicians founded a settlement here known as Syalis, which became the Roman Suel. Under Arab rule the place was called Sohail, and in 956 Abd al-Rahman III ordered a fortress to be built on the hill by the sea. Christian forces took it in 1485. Fuengirola separated from Mijas to become a municipality of its own in 1841, and the railway arrived in 1916, before tourism grew quickly from the 1960s.

Sohail Castle still stands at the south-western end of the seafront. After restoration it now hosts concerts, including the Marenostrum Fuengirola festival, as well as theatre and art exhibitions.

Roman remains can be seen too. The Finca del Secretario was a Roman complex used from the 1st to the 5th centuries for salting fish and for bathing, and a well-preserved Roman bath building was discovered in Torreblanca in 1991.

Neighbourhoods

Seven beaches line the town, from Carvajal in the east through Torreblanca, Los Boliches-Las Gaviotas, San Francisco, Fuengirola and Santa Amalia to Ejido-Castillo beside the castle. The barrios behind them each have a different feel.

  • Los Boliches: the old fishing quarter, with its own beach and a C1 station.
  • Carvajal: the eastern end of the town, next to Benalmádena, on hillier ground and with its own station.
  • Torreblanca: between Carvajal and Los Boliches, rising up the slope from the beach, and the site of the Roman baths found in 1991.
  • Los Pacos: a residential area on higher ground and the home of the Finnish School.
  • El Boquetillo: a district known for about twenty large street murals that have drawn international attention.
  • The town centre: around the Fuengirola terminus, including districts such as Miramar, San Cayetano and Pueblo López.

Because the municipality is so small, the choice between these areas usually comes down to beach access, slope and how close you want to be to the station, rather than to distance.

Life in Fuengirola

Fuengirola has long-established Nordic communities, and they are visible in its schools. The Finnish School on the Costa del Sol (Aurinkorannikon suomalainen koulu) has taught in Los Pacos since 1991 and had more than 300 pupils in 2021. Svenska Skolan Costa del Sol, on Avenida Acapulco, follows the Swedish curriculum.

According to the INE household income atlas for 2023, 38.1% of Fuengirola’s residents held a nationality other than Spanish. The population is older than in neighbouring Mijas, with a mean age of 45.9 and 24.2% of residents aged 65 or over. Average net income was €12,115 per person and €32,091 per household, and households averaged 2.5 people.

Markets are part of the weekly routine. The Tuesday market has more than 400 stalls, a Saturday market is held at the fairground (Recinto Ferial), and a Sunday market sets up on calle Méndez Núñez. Each year around 1 May, the fairground also hosts the International Fair of the Countries, first held in 1994 as the International Fair of the Peoples, where countries present their food, music and folklore.

The town zoo, founded in 1978 and now run as Bioparc Fuengirola, houses around 1,300 animals from 140 species. Puerto Deportivo de Fuengirola has 226 berths for leisure boats.

Getting around

Fuengirola is the western end of the Cercanías C1 commuter line. Its four stations, Carvajal, Torreblanca, Los Boliches and Fuengirola, connect through Benalmádena and Torremolinos to Málaga city centre, and trains usually run every 20 minutes.

Málaga–Costa del Sol Airport (AGP) is about 18 km away and has its own station on the same line, so reaching a flight does not require a car. Within the town, residents can use five free urban bus lines.

By road, the A-7 and the AP-7 toll motorway link Fuengirola west towards Marbella and east towards Málaga.

Schools and healthcare

Fuengirola has 43 schools and eight kindergartens, as well as the Finnish and Swedish schools. The British College of Benalmádena, a British-curriculum school, is just east of the town in the neighbouring municipality.

For hospital care, Fuengirola belongs to the area served by Hospital Universitario Costa del Sol in Marbella. Closer to home, the Hospital de Alta Resolución de Benalmádena and the private Hospital Vithas Xanit International are nearby, and the town itself has 16 clinics and 49 pharmacies.

The property market

Fuengirola’s figures reflect a compact town where homes are relatively small. The average home sold before a notary measured 100 m², compared with 120 m² for Málaga province as a whole.

  • Consejo General del Notariado, homes sold in the latest 12 months published (retrieved August 2026): 2,132 homes in Fuengirola, an average of €3,852/m² and €383,337 per sale.
  • Ministerio de Vivienda y Agenda Urbana, transactions based on notarial data from the second quarter of 2025 to the first quarter of 2026: 2,075 homes sold in Fuengirola, including 603 new builds (29.1%).
  • Registradores de España, Estadística Registral Inmobiliaria, Q2 2026, for Málaga province: 8,873 registered sales, with an average of €3,254/m² and an average price of €338,816.
  • Registradores de España, last quarter of 2025: buyers of foreign nationality accounted for 12.5% of home purchases in Andalucía, while the figure for Spain was 13.52%.
  • The NLS, sold prices in Fuengirola, third quarter of 2026 so far: a median of €3,891/m² from just two sales, a very small sample that should not be read as a trend.
  • The NLS, asking prices in Fuengirola, third quarter of 2026: €5,238/m² across 154 NLS listings.

The sources are not interchangeable. They record different events, from notarial deeds and land registry entries to the prices sellers are asking today, and they cover different months.

In the ministry series, new builds made up almost three in ten sales in Fuengirola, a higher share than in Mijas (13.3%) or Marbella (11.8%) over the same four quarters.

Who Fuengirola suits

Fuengirola suits buyers who want to live without depending on a car, because the train, the beach, the markets and the schools all lie within a small area. It suits Nordic families in particular, with Finnish and Swedish schooling in the town, and retired buyers who want services nearby; almost a quarter of residents are 65 or over.

It is a weaker match for anyone looking for large plots, privacy or a rural setting. For that kind of home, the hills of Mijas or the village of Ojén offer a different way of life within driving distance.
