
According to the town hall, from the ruins of the Castillo de Montemayor on the peak above Benahavís you can see more than 100 km of coastline and, on a clear day, the coast of North Africa. The fortress dates from the 10th century, and that view explains its purpose: it kept watch over the valleys that lead from the Mediterranean up into the Serranía de Ronda. Parts of its walls survive, along with the Torre de la Reina and a well.
The village of Benahavís lies below the castle, 7 km inland, between Marbella, Estepona and Ronda. The municipality covers 145.45 km² of hills, river valleys and golf courses, and INE’s register counted 9,472 residents on 1 January 2025. Benahavís gained its independence from Marbella in 1572. Its name is usually traced to the Arabic “ben”, meaning son, and to Havis, a man said to have governed the castle.
Life in Benahavís
The Costa del Sol tourism board describes a quiet village of white houses and secluded streets inside a much busier municipality, with around ten golf courses and an equestrian club. The 16th-century Palacio de Benahavís, a building of dark stone with an arcaded courtyard and a tower, now houses the town hall. The parish church of the Virgen del Rosario was founded in the 18th century and later rebuilt in a plain modern style.
Food is central to local identity. Since late 2013 the village has had its own catering school, the Escuela de Hostelería Sabor a Málaga. Traditional cooking draws on both mountain and sea: rabbit and partridge stews, suckling pig, lamb, oxtail and a fish and shellfish zarzuela.
The population is more international than on the coast either side. INE’s 2023 household income atlas records 61.7% of residents with a foreign nationality, compared with 27.9% in Estepona and 29.5% in Marbella. The average age is 39.8 and 13.6% of residents are 65 or over. Households average 2.4 people, with a net income of €37,268 per household and €14,248 per person.
The festive calendar is still Andalusian. The feria lasts about five days in mid-August and includes a procession of the Virgen del Rosario, and in October the patron returns for the romería, a pilgrimage into the countryside. At Easter, two men and two women chosen by the village gather produce from local gardens for a large shared supper. On Easter Sunday the images of the Virgin and her Son meet, the emotional high point of the week.
The village and the valleys
Benahavís grew up behind a chain of defences on the Guadalmina river, and several watchtowers from that network still stand. The Torre de la Leonera guarded the entrance to the Guadalmina valley, and the towers of Alcuzcuz, Tramores and Daidín complete the system. Two of those names now belong to schools: the nursery is called Torre Leonera and the state primary school is Daidín.
South of the village, the municipality widens as it drops towards the coast. Its boundary reaches to about 2 km from the sea behind the coast road between Estepona and San Pedro Alcántara, so part of Benahavís is hillside with sea views rather than mountain. Pine, holm oak and cork oak cover much of the rest.
For walks, the tourism board suggests the Cerro del Duque, the Paraje de las Máquinas, the Guadalmansa valley and the Leche reservoir. Two kilometres from the village, the Explanada de la Ermita has parking and an antiques market on Sundays, and it is also the starting point for the most popular riverside trail.
Rivers, gorges and trails
Three rivers cross Benahavís: the Guadalmina, the Guadaiza and the Guadalmansa. Within the municipality, the Guadalmina begins its permanent flow where water rises from karst aquifers, cutting a narrow gorge known as Las Angosturas. The town hall promotes four routes along it and above it:
- Sendero de las Acequias del Río Guadalmina: 4.32 km, easy and circular. It follows irrigation channels built by the Moors more than a thousand years ago and crosses the Angosturas canyon on a wooden bridge.
- Castillo de Montemayor: 6.5 km, moderate. It climbs from the village to the castle over steep and rocky ground, so good footwear is needed.
- Sendero de las Libélulas del Guadalmina: 3.5 km, easy. It follows the riverbank to the Guadalmina weir, with information panels on dragonflies and plants.
- Angosturas del Río Guadalmina water route: 4.5 km through pools and small waterfalls, including the Poza de las Mozas. Walkers must be able to swim.
Benahavís is also one of the municipalities of the Sierra de las Nieves National Park, declared in 2021, whose most notable species include the pinsapo fir.
Getting around
Benahavís is about 80 km from Málaga, a drive of around an hour. From the motorway along the coast, the A-7175 road climbs inland to the village.
Both the free A-7 and the AP-7 toll motorway pass along the coast below the municipality, connecting it with Marbella to the east and Estepona to the west. Anyone planning to live here without a car should check current bus services with the town hall before choosing a home, as the village is reached by a single mountain road from the coast.
Schools and healthcare
The village has a state primary school, the Colegio Público Daidín on Calle La Moraleda, and the Escuela Infantil Torre Leonera for children up to three years old. For international education, The International School Estepona and Laude San Pedro International College in San Pedro Alcántara are both on the coast below, so families should plan for the daily drive down from the hills.
Benahavís has a health centre on Avenida Andalucía. For hospital treatment, the public Hospital Universitario Costa del Sol is in Marbella, and the NLS knowledge base lists HC Marbella International Hospital as a private option within reach.
The property market
Benahavís is a municipality of large, mostly resale houses, and the official data reflects this:
- Consejo General del Notariado, homes sold in the latest 12 months published (retrieved August 2026), for Benahavís: 619 sales at €4,529/m², with an average price of €993,891 and an average size of 219 m², compared with 126 m² in Estepona.
- Ministerio de Vivienda y Agenda Urbana, transaction series based on notarial data: 644 homes sold in Benahavís between the second quarter of 2025 and the first quarter of 2026, of which only 21 (about 3%) were new builds.
- Registradores de España, Estadística Registral Inmobiliaria, second quarter of 2026: for Málaga province as a whole, 8,873 homes were registered as sold, at an average of €3,254/m² and €338,816.
- Registradores de España, share of purchases by foreign buyers in the fourth quarter of 2025: 12.5% in Andalucía and 13.5% for the country as a whole.
- The NLS, sold prices: a median of €3,378/m² from 40 sales in the second quarter of 2026.
- The NLS, asking prices: €4,796/m² across 115 NLS listings in the third quarter of 2026, which are asking prices on NLS listings at that date.
Notaries record the price when a deed is signed, the registry counts sales once they are entered, and The NLS tracks recorded sales and the prices sellers are currently asking. Different periods, samples and areas lie behind each figure, so gaps between them are normal.
The listings confirm the weighting towards houses. In mid-July 2026 The NLS tracked 621 active listings in Benahavís, including 307 villas, 122 apartments and 55 penthouses.
Who Benahavís suits
Benahavís suits buyers who want space, privacy and green hills around them while keeping the coast within reach. Notarial data shows that homes sold here are larger on average than in Estepona, Marbella or Istán, and the residents are younger on average than in Estepona or Marbella and more than half foreign nationals.
It suits walkers, golfers and people who enjoy eating out, and families with young children can use the village school and nursery. It is less suited to anyone who does not drive, or to buyers set on a new-build apartment, since new builds make up a very small share of sales.
