Life in Torremolinos

Daily life is shaped by density and a long tourist season. Calle San Miguel, the pedestrian shopping street, is the centre of town life. Pasaje Begoña, a passage associated with LGBT venues, is part of the town’s history and its present identity.

Green space is limited, so what exists is well used. Parque de la Batería, opened in 2007, covers 74,000 m² and looks out over La Carihuela. The Molino de Inca, a restored historic mill, is now a botanical garden, and Casa de los Navajas is one of the best-known historic buildings in town.

INE’s 2023 household income atlas describes an older town with small households. The average resident was 43.3 years old, 18.5% were aged 65 or over, and the average household had 2.4 people. Just over a fifth of residents, 21.3%, held a foreign nationality. Average net income was €33,655 per household.

The patron saint, San Miguel, is celebrated in late September. The romería takes place on the Sunday closest to 29 September, with ox-drawn carts and riders on horseback, and the town’s tourism office says it draws more than 200,000 people. The Feria de San Miguel follows. In July, the Virgen del Carmen is carried in procession on the beach.

Getting around

Málaga–Costa del Sol Airport (AGP) is roughly 6 km from the centre of Torremolinos in a straight line. The A-7 connects the town with Málaga and with the rest of the coast.

The Cercanías C1 commuter train has several stops in and around the town: Los Álamos, La Colina, Torremolinos, Montemar Alto and El Pinillo. Trains run every 20 minutes. Heading east, they call at the airport station and continue to Málaga María Zambrano and Málaga Centro-Alameda. Heading west, they run through Benalmádena to Fuengirola.

Torremolinos also has urban bus services of its own and is part of the Málaga metropolitan transport consortium. Between the train, the buses and a compact centre, many everyday journeys can be made without a car, which is not true of most of the towns further inland.

The property market

Here are the most recent official figures for Torremolinos, each with its source and period.

• Consejo General del Notariado, homes sold in the latest 12 months published (retrieved August 2026): 1,735 homes in Torremolinos, €3,348/m² on average, with an average price of €297,304 for an average of 89 m².
• Ministerio de Vivienda y Agenda Urbana, transactions from notarial records, April 2025 to March 2026: 1,804 homes changed hands, including 341 new builds (18.9%).
• Registradores de España (Estadística Registral Inmobiliaria), second quarter of 2026, whole of Málaga province: €3,254/m² on average, €338,816 average price, 8,873 sales registered.
• Registradores de España, share of homes bought by foreign buyers in October to December 2025: Andalucía 12.5%, Spain 13.52%.
• The NLS, sold median, third quarter of 2026 so far: €3,228/m² from just 4 sales. The sample is small, so expect this number to move a lot between quarters.
• The NLS, asking prices on NLS listings, third quarter of 2026: €4,429/m² across 27 listings.

Each source measures something different. Notaries count deeds signed, registrars count sales entered in the Land Registry, and asking prices reflect what sellers hope to achieve. Taken over different periods, their numbers diverge.

The notarial data point to small homes at a relatively high price per square metre. The average home sold in Torremolinos measured 89 m², compared with 120 m² for the province, while its €3,348/m² sits above the provincial €3,061/m². New builds made up almost one sale in five over the ministry’s four quarters.
